I have been involved with commercial property management since 2003. These days, I tend to specialise in preparing schedules of condition and schedules of dilapidations. These involve noting the condition of each and every part of the building. At the beginning of the lease, this is carried out to establish the condition of the building at the point of the tenant taking possession.

At the end of the lease a further schedule is prepared and then compared with the original document. If there is any item in disrepair, it is then established as to which party is responsible for the repair under the terms of the lease. This can lead to each repair having to be priced so that a claim can be made on the party that has not undertaken the repair. This is known as a schedule of dilapidations.
